Utilities

Be sure that all the utilities are on and operational. This includes electricity (CFE), water and propane. If the services are not connected, I will not be able to perform my job to the fullest of my abilities. It is also important that the home is clean. Pictures will be shared with the potential buyer and a clean home helps the inspector get an overall perspective of the home.


Pilot lights

Ensure that the pilot light to your water heater is on so that the equipment can be properly inspected. This is a common issue that I run into during inspections.


Garage and basement

Jacuzzi and pools


Please provide clear pathways to the garage, basement and attic space. Have the wall areas free of clutter and boxes to ensure a proper inspection.


Ensure that the keys for all pump rooms and utility buildings are left in the locks or with the owner or designee. Clear all areas surrounding the exterior of the home. Have debris or items that are stacked against the home removed so that the inspector can have a good look at the home’s exterior. The area around the cisterna or water tank should be identified and the lid should be easily accessible.


Though I am not a certified pool inspector, I will check the overall function of your pool and jacuzzi equipment function. Please ensure that the jacuzzi is full of water and ready to be turned on. If the pool is equipped with a heater, have the pump running and the heater in service so that I can ensure that there is heat exchange.
